What we did
A 1990s ranch whose original 3-tab shingles were stained, brittle and starting to leak at the valleys. The black streaks were algae, and they were the least of it: the shingles had lost their granules, the valleys were worn through, and a stain was spreading on the living room ceiling. The homeowners' insurer had also flagged the roof's age at renewal.
- Full tear-off and deck inspection; re-nailed the deck to current Florida code
- Synthetic underlayment with peel-and-stick in both valleys
- Algae-resistant architectural shingles in Charcoal, so the streaks don't come back
- New drip edge, pipe boots and ridge vent; hip caps to match
- Wind mitigation inspection afterward so the owners could claim their insurance credits
The crew started at seven and the magnet sweep was done before dinner. The owners' premium dropped at renewal.
